Ryouei Shoji Co., Ltd. was founded in Tokyo in 2015 and holds a Tokyo Governor real estate brokerage licence. From property selection to company formation, residence status and permanent residency, every step is handled by licensed professionals inside the group.

Ryouei Group was founded in Tokyo in 2015 as a licensed real estate brokerage. Over ten years we have served more than a thousand overseas clients with property investment, renovation, operation and management, and have built on that base a full chain of services: Japanese company formation, residence status applications and permanent residency planning.
Around 2018, as clients increasingly asked for property, a company, a visa and relocation at the same time, the group reorganised into a one-stop service: the Tokyo transaction and professional team, the group's AI and SME-consulting company, and the Dalian client centre work together, so a client deals with a single team from first enquiry to long-term residence.
The three companies share one expert team and one client file: no hand-offs between property, company, visa, IT and China-side support.

Central apartments, whole buildings, short-stay, land development; purchase, renovation, management and operation in one place.
Company formation, M&A, management agency; bookkeeping, social insurance, industry licences.
Compliant structures under the 2025 rules; expert-certified business plans, in-group employment.
Highly Skilled Professional plans for ordinary applicants, targeting PR in about one year.
Property is the asset and the business record, the company is the vehicle, the visa is the path, permanent residency is the goal.
A licensed agent handles the whole process; overseas clients complete it remotely: selection, online viewings, disclosure, contract, registration.
Rent collected every month without visiting Japan: cleaning, fit-out, tenant sourcing, resale, tax payment, rent remittance.
Architectural planning, development permits, cost control, first-class architect supervision; collaborations with Kengo Kuma, Tadao Ando and other world-class architects.
Airbnb/OTA channel management, dynamic pricing, linen and cleaning, review management, Minpaku Act registration and compliant operation.
Example: Shinjuku 24 m² studio — monthly income ¥80,000 → ¥240,000 after conversion to short-stay, yield 6% → 17%
KK/GK formation, acquisitions, registered address, capital remittance; for a new company buying property we help secure 30–60% bank financing.
Group tax accountants handle bookkeeping, accounts and filing; the group's SME diagnosis helps hit revenue targets and build the business plan, paving the way for future loans.
Licensed consultants handle hiring, social insurance and labour compliance.
Real estate, second-hand goods, travel, short-stay and other permits handled by our gyoseishoshi.
Since October 2025 the Business Manager visa requires one full-time employee and an expert-certified business plan — both delivered directly by the group's labour consultant and tax accountant.
Category 1 is the Immigration Services Agency's highest classification of sponsoring organisations. Filing through a group company's Category 1 status greatly simplifies documentation and shortens review — a channel ordinary SMEs cannot offer.
On top of the standard points table, immigration-recognised qualifications and structures within the group add points, helping ordinary applicants without outstanding income or degrees clear the 70/80-point thresholds — targeting the 80-point route and PR application in about one year.
Permanent residency and residence status are examined by the Immigration Services Agency under law; Ryouei does not guarantee approval. Bonus points depend on the applicant's circumstances and immigration recognition; requirements follow the law in force at the time of application.
Central long-term lets 4–7%, short-stay 15–30% (gross, experience values)
Greater Tokyo occupancy above 90%, stable rents, guarantor companies
Full ownership including land, no time limit
Rental income becomes the company's record, supporting visas, HSP and PR
